The staggered form of layered floor plates is designed to respond to two specific site conditions. Towards the north, a high voltage cable crosses the corner of the site and the building form must ‘lean’ away from this to ensure there is no risk of ‘arcing’. Conversely, to the south the building staggers out to create a covered amenity space towards the stream.
These staggered terraces are planted to increase the biodiversity and improve access to nature from every floor. This structure is stabilised and serviced by a vertical service core to the west, which stabilises and shades the building ensuring a low carbon strategy is achieved.
