Lying in the heart of London’s mid-town district, this nine-storey building needed to reflect the dynamism of the City and the spectacle of the West End.
Briefed to remodel and rationalise a previously approved scheme for two buildings, we have created one highly efficient building which allows for 40% more lettable floor space – combining 98,000 sq ft of flexible, contemporary office space with 6.500 sq ft of ground floor retail space.
We modelled and articulated the building carefully, acknowledging both the historic and flamboyant nature of Chancery Lane and the more modest qualities of the neighbouring Bream’s Buildings. We combined the retained façade of Lonsdale Chambers on Chancery Lane with a distinctive contemporary office building, complementing the streetscape of the surrounding area.
Our BREEAM Excellent, sensitive design enhances the urban grain, scale and texture of the Chancery Lane Conservation Area, upholding the richness and diversity of the location and providing a dynamic frontage along Chancery Lane and Bream’s Buildings.
Above the main parapet line, the office space is set back and expressed as a simple glass enclosure lit by a central atrium space. You enter the offices through the central arch of Lonsdale Chambers via a new sinuous glass canopy, providing a contrast to the monolithic character of the stone façade.
The rest of the Chancery Lane frontage remains in retail use. Double height units with large, contemporary windows help to bring the ground floor to life as part of the evolving streetscape.
